How long is an EPC valid for?

Ten years from the date it is lodged on the Energy Performance of Buildings Register. It stays valid even if the property changes hands during that time.

Do I need a new one for each tenant?

No. One valid certificate covers the whole ten years, however many tenancies run in that period. You must give each tenant a copy free of charge.

What if it expires while a tenant is living there?

You only legally need a valid certificate at the point you market or start a new tenancy, but most landlords renew straight away so the paperwork is never a blocker.

Can I renew early?

Yes. A new assessment replaces the old certificate and restarts the ten years, which is worth doing after insulation, a new boiler or solar panels.

Trading standards can issue a penalty of £200 for a home, and up to £5,000 for letting a home below band E without a registered exemption.
