Where each figure comes from
- Asking price, photos, bedrooms — listing data from public feeds or entered by you. Not an official record.
- Sold price history, tenure, property type — HM Land Registry Price Paid Data, updated monthly.
- EPC rating — MHCLG Energy Performance of Buildings Register.
- Flood risk — Environment Agency flood monitoring. Council tax band — Valuation Office Agency.
- Official estimate — calculated from registered sold prices only. It is an estimate, not a recorded value.
