How much does an EPC cost?
A flat is £79, a house with 1–3 bedrooms is £89, a house with 4 or more bedrooms is £99, and a new build assessed from plans is £149. That is the full price — there is no call-out charge, no travel fee and nothing added at the end.
How quickly will my certificate be ready?
The visit takes about 45 minutes. Your certificate is lodged on the government EPC register within 48 hours of the assessment, and we email you the moment it appears.
Do I legally need an EPC?
Yes, if you are selling or letting a home in England, Wales or Northern Ireland you must have a valid EPC, and it must be ordered before the property is marketed. A certificate lasts 10 years.
What rating do I need to rent my property out?
Rented homes in England and Wales must currently be at least band E. Anything below that cannot legally be let unless a valid exemption is registered.
Who carries out the assessment?
A government-registered domestic energy assessor, accredited by an approved scheme, with public liability insurance and a DBS check.
What do I need to have ready on the day?
Access to every room, the loft hatch, the boiler and the meter. Any paperwork on insulation, windows, the boiler or solar panels raises your score, so leave it out if you have it.
Can I book for several properties at once?
Yes. Book three or more together and 10% comes off automatically — you do not need a code.
Can I change or cancel my appointment?
Yes. Reply to your confirmation email at least 24 hours before the visit and we will move it free of charge, or refund you in full.

The same scale that appears on your certificate.
