What is a HomeCheck property report?
HomeCheck is a full history check on a UK home — the property equivalent of an HPI check on a car. One address search gathers HM Land Registry sale history, the energy certificate, the Council Tax band, flood risk, planning history and recorded crime, then scores the property out of 100 and explains each result in plain English.
Where does the data come from?
Only official government registers: HM Land Registry, the EPC register, the Valuation Office Agency, the Environment Agency, local planning registers, police.uk, Ofcom and the Office for National Statistics. Nothing is estimated — if a register publishes nothing for an address, the report says 'not published' rather than guessing.
Can an owner add their own information?
Yes. An owner can claim the property, verify they are connected to it, then add dated entries such as a new boiler, a rewire, a damp-proof course or a warranty, with documents attached. Owner entries are always shown separately from register data so a buyer can see exactly what came from where.
How much does a HomeCheck report cost?
The preview — address, value range, score band and traffic-light summary — is free. The full report is £19.99 one-off, £29.99 if you also want to claim and update the property as its owner, and £49.99 a month for agents running unlimited reports.
How long is a report valid?
A paid report stays open for 90 days (30 days on the owner plan, which refreshes sooner) and can be refreshed at any point in that window. Reports are saved to your account so you can reopen them from your dashboard.
Which areas are covered?
England and Wales are covered in full from the national registers. Scottish and Northern Irish records are published by different bodies, so coverage there is limited to the sources that publish openly.
